Investment Thesis

USRT is the cleanest definition of US property in the iShares stable: equity REITs only — the actual rent collectors — without IYR's mortgage REITs and service firms, at a fifth of its fee. The +11% year led most property funds as data-centre and senior-housing landlords carried the sector into the rate-cut trade. Cheap, pure, and increasingly the category default.
