Property cycles don't sync across borders — Japanese landlords and US data centres answer different central banks — and REET's one-ticket global spread smooths what any single country's rate story does to the sector. A 3.6% yield at 0.14% makes it the cheapest way to own worldwide bricks, with two-thirds US and the rest genuinely diversifying.
